SW Wall of Shame

This is what many of us homeowners wake up to every morning on Elba St. A few of us seniors are up around 6a picking up the messes in front of and on yards belonging to tenants. Sure wish these SW landlords would either better screen their tenants or the City Inspectors would better do their jobs! I have decided to turn my eyes away. No pay, no benefits, NO work, NOT me!! ~~jussayin

Yeah i got the same form letter :( so now we wait n see. Perched on my porch to see who appears. 10a looks good to me.

I've been meaning to list the online resources that I use to gather information.

City of Rochester Property Information Use the second pull down menu, Property Search, to search by address or owner name.

Monroe County Records All kinds of civil (non-criminal) proceedings. Start by picking Monroe County from the list and then create an account. Tedious and complex, but not impossible. Practice, practice, practice.

Property Owner Information You can find addresses for owners of rental property, including out-of-town addresses. Larger apartment buildings are are considered commercial and are listed under Non-Residential Properties.

If you need help, let me know. I'll consider doing a tutorial at the Arnett Library if there's enough interest. The more of us watching, the better.

Count me in for the class! Every block club or group should have at least 1 representative who can work these sites! Digging around i found this site www.rochester.blocks.com Go to the real estate link. Seems Inmobiliaria owns a LOT of Rochester!! In fact they own a lot of the US!! They sold 95 Elba to Michelle Marinez on July 11, 2012 for $6000. NO SALE SIGN WAS EVER VISIBLE!! No wonder our assessments have bottomed out! these backroom deals need to be exposed. What is happening to our neighborhoods???????

i just tried it. scroll down to Rochester Real Estate, click, then scroll down to sales. Goggle: Inmobiliaria International LLC Rochester NY. Mind boggling how much of the City n burbs they own.

O my god! They do own a lot. It looks like they do a lot of buying and flipping. Could they be the "We buy houses" folks?

and guess who is on the losing end of the 'flip'!? THE NEIGHBORHOODS! A few pieces of drywall, a pail of patch, some $4 paint and ready to rent to another tenant........smh

Its not clear if they (Inmobiliaria) still own those houses. The county clerk site and the city show the ownership transfer, but the tax site still shows Inmobiliaria (a foreign entity LLC). They show as transferred to Rochester Asset Management LLC, which has a Brooklyn mailing address.....I'll keep on digging....

Michelle Marinez doesn't seem to own many properties (75 Aab, 95 Elba and 209 Adams), and Inmobiliaria LLC seems to have just sold 12 to Rochester Asset Management LLC. I checked, and Rochester Asset Management LLC doesn't have a local DBA. I'll keep checking to see who they are....it never really ends!

There's some nice work being done on 12. I have been told that the landlord is out of state, but the local management company is owned by a cop, and according to the workmen he's good.
