The City’s Dept. of Community Development, Bureau of Housing and Project Development issued a Request for Proposals (RFP) today for the residential redevelopment of 1170 Genesee St., currently known as the Valley Court Apartments. This 4.5-acre site is located in southwest Rochester, across the river from the University of Rochester and close to Genesee Valley Park. It is slightly south of the Brooks Landing Project, which is underway near the Genesee St./Brooks Ave./S. Plymouth Ave. intersections.

The RFP requests that developers consider the site’s three original buildings in their plan. The structures were originally built as the Jewish Orphan Asylum, which opened in 1916. These buildings were converted to apartments in 1931. Two newer structures on the site, located closer to Genesee St., were constructed as apartments in 1959 and 1961 and will soon be demolished. This project will also seek usage of environmentally-sensitive building practices, as well as inclusion of housing styles identified in the City’s newly-adopted Housing Policy.

This is a CityScape project, an initiative the City introduced in 2003 to provide Rochester with market-rate, single-family units in a variety of combinations to enhance the traditional urban experience and offer modern amenities. The City’s first CityScape project at Newcroft Park was a highly-successful, twenty-five unit single family subdivision off of Atlantic Ave.
